Rental Conditions:
Please read the material below to make sure all parties associated with the event understand the requirements of providing for everyone’s safety and keeping all Laetus event locations well maintained and safe locations for future use.
Site Decoration:
Laetus wants to make every event here a special and welcome experience. Therefore, every effort will be made to allow the renter to prepare decorations reflecting their creative requirements. The renters are allowed to arrange their own labor, supplies, tools, and equipment for installation of decorations. We ask that the decorations comply with applicable safety and fire regulations and be approved by Laetus staff before installation to ensure the same. Any damage to buildings, structures, or equipment caused by the installation of unapproved decorations shall be the responsibility of the Renter. No nails, screws, or other penetrating items should be used on our walls. Any tape or gummed backing materials must be properly removed, and any wall damage will be charged. Except for ordinary wear and tear, Renter is responsible for any damages to the facility caused by the Renter, Renter’s staff, vendors, patrons, guests, and attendees.
Conduct:
Laetusoffers the option of the use of hookah on the premises, strictly provided by Laetues. Other smoking and any form of drug use is always strictly prohibited inside of any Laetus event premises. Evidence of the above at the event shall result in a fine starting at $250 at the sole discretion of Laetus management team. Disparaging remarks or any type of physical violence will not be tolerated and will be the cause for immediate removal from the property. Renter and guests shall always use the premises in a considerate manner. Conduct deemed disorderly at the sole discretion of Laetus staff shall be grounds for immediate expulsion from the premises and conclusion of the rental period. In such cases no refund of the rental fee shall be made. Any food, drink and other spills must be cleaned up immediately by the Venue Renter. Renter agrees to pay any supplemental cleaning charges necessitated by the Event starting at $150. No pyrotechnics (sparklers, fireworks, or similar items) are permitted at any properties managed by Laetus unless approved by Laetus in writing.
City, County, State and Federal Laws:
Renter agrees to comply with all applicable City, County, State, and Federal laws and shall conduct no illegal act on the premises. Renters shall not sell alcohol on the premises at any time. Renter may not serve alcohol to minors on the premises at any time. Renter agrees, for everyone’s safety, to ensure alcoholic beverages are consumed in a responsible manner. Laetus reserves the right, in its exclusive discretion, to expel anyone who in its judgement is intoxicated or under the influence of alcohol or drugs, or who shall in any manner do or participate in any act jeopardizing the rights, use permit, or insurability of Laetus or the safety of its staff, guests, or building contents. Possession of weapons, including, but not limited to, guns and knives, is strictly prohibited. Renter must adhere to all applicable County and State fire regulations, including maximum capacity of facility and maintaining clear and easily identifiable paths to all exits.
Event Amenities & Special Requests:
Requests to change room temperature will be honored only from the Renter’s designated contact person. Only venue personnel will have keys to the facility, and there will be Laetus personnel on duty (on-site management or maintenance) to lock or unlock any areas needed. This is for the security of your Event and cannot be deviated from for any reason. We charge a $ 50 storage fee per day to hold your items before and after your event. The use of the shared kitchen space will be an extra charge of. Reservation of a Private kitchen space can be arranged in our conference for $75/hr. All funds must be received 7 days prior to event(s).
Laetus does not offer equipment or décor for shoots and events. Clients should bring everything they need. Per request, Laetus can recommend event furniture, equipment and decor vendors. If client hires Laetus to coordinate their event, Laetus will work directly with vendors to coordinate and provide added furnishing, decor, minor equipment, ect.
All ages are allowed in the space. Anyone under the age of 21 must be accompanied by an adult at all times while anywhere on the property. Photos, videos, and picture taking are permitted for your event. Photos and videos can be captured by any member of venue staff, and used for reasons such as, but not limited to- Social Media, marketing, promotionally, training and development, showcasing, etc..
Outside food and beverages are allotted and will be provided by host. All outside food holds the liability of the client. In the event that any food safety occurrence or hazards arise, client takes full responsibility in its repercussions. Laetus is not held liable for any food or beverages not provided by Laetus.
Laetus Inc Event Company Policies:
Welcome to Laetus! We look forward to helping you plan and produce your event. Laetus is an event planning company, managing various events, including but not limited to social and meeting functions, birthdays, anniversaries, local festivals, and more. Laetus Inc management reserves the right to accept or reject any event application which is inappropriate to the property.

Policies

Scheduling/ Eligibility:
Requests for use of reservation will be made through Laetus and can be reached at 301-532-3982. Applicants must be 18 years of age or older. Scheduling is subject to availability. To confirm a reservation of any Laetus managed locations, the client will complete & sign the reservation contract and deposit made at time of booking. Balance of rental should be received no later than 7 days prior to the event to confirm and reserve the venue. Any bookings made with less than 7 days will require full payment at time of booking.
Cancellation:
Cancellations in the event of a state emergency or weather closing, the entire fee will be applied toward a rescheduled date/time - no refunds. The main contact listed on the request form will be notified by Laetus Team. It is the responsibility of the renter to notify all attendees. If an organization or individual cancels a reservation, the organizer must notify Laetus as soon as possible. All bookings are subject to a Grace period Policy which provides a full refund for bookings cancelled within 72 hours from receipt of the booking. After 72 hours there are no refunds, you will be provided an events credit good for up to 12 months. If you would like to cancel the entire event after the 72 hour deadline, you will be subject to 20% of the total booking cost. Admin fees cannot be refunded. The renter’s signature on the application indicates an agreement to comply with all Laetus policies, procedures, and guidelines.
Time:
The spaces may be reserved until 2:00AM. When reserving your time slot, please take into consideration the time needed for vendors to set up (caterers, DJ’s and bartender), arranging the tables in the way you wish & any decorating. Most events need at least 1 hour set up PRIOR to the event. If our calendar allows, you can set up time the day before or morning of an evening event. This can be arranged the week of your event by the Location Manager or Event Coordinator. If during the event you choose to extend the time & the manager gives permission, an additional hourly rate will be collected during the event. Music and noise level must comply with county and city Ordinances. The Hyattsville City Ordinance for Maximum Permitted Noise Standard for Day- 67 DBA’s and for Night 62 DBA’s. If your event goes over scheduled time without approval, you will be charged $50 for every 5-minute increment. If not cleaned up, you will be charged a cleaning fee of not less than $150.
Occupancy:
Large events may require special arrangements with the Location Manager and Event Coordinator.
Advertisements/Directions/General Use:
It is important to us that the Renter have a fantastic and successful event. Publicity for an event must clearly identify the sponsoring group or individual. Publicity cannot state or imply that the Laetus is a sponsor or co-sponsor of an event without its express permission. Property address may be listed as a source for directions and general information about the facility. Persons attending the event are subject to Laetus rules and regulations. Failure to comply could result in removal from the property and refusal of future access. Organizations and individuals using event space do so at their own risk. The Renter is responsible for the use of the space and for the actions of their guests.
Fire & Safety Restrictions:
The following are strictly prohibited: smoking (except in designated outdoor areas), any candle not enclosed in glass (like tapers), no animals unless approved by staff, no bird seed. No items may be nailed to the doors, windows, walls, or floors. Fog machines, pyrotechnics, displays or props involving water, and other special effect equipment with potential for fire or water damage are prohibited in all indoor spaces. Rentals are not transferable to another individual or organization.
Waiver of Claims:
To the extent permitted by law, you, on your own behalf and on behalf of your Members, employees, agents, guests and invitees, waive any and all claims and rights against us and our affiliates, parents, and successors and each of our or their employees, assignees, officers, agents and directors (collectively, the “Laetus Parties”) and our landlords, property management and affiliated entities at the Premises resulting from injury or damage to, or destruction, theft, or loss of, any property, person (including sickness, disease, death, and frequently emotional distress), or pet, except to the extent caused by the gross negligence, willful misconduct or fraud of the Laetus Parties.
Limitation of Liability:
Renter agrees to indemnify, defend, and hold Laetus officers and employees, landlord, property management and affiliated businesses harmless of and from any liabilities, costs, penalties, or expense arising out of and/or resulting from the rental and use of the premises. In the event that Laetus officers and/or employees are required to file any action in court in order to enforce any provisions of this agreement, Renter agrees to pay Laetus all responsible attorney fees, court fees, and costs of suit incurred by Laetus including all collection expenses and interest due. To the extent permitted by law, the aggregate monetary liability of any of the Laetus Parties to you or your Members, employees, agents, guests or invitees for any reason and for all causes of action, will not exceed the total Membership Fees paid by you to us. None of the Laetus Parties will be liable under any cause of action, for any indirect, special, incidental, consequential, reliance or punitive damages, or any loss of profits or business interruption. You acknowledge and agree that you may not commence any action or proceeding against any of the Laetus Parties, whether in contract, tort, or otherwise, unless the action, suit, or proceeding commenced within one (1) year of the cause of action’s accrual. Notwithstanding anything contained in this Agreement to the contrary, you acknowledge and agree that you shall not commence any action or proceeding against any of the Laetus Parties other than the Laetus Party you are directly contracting with hereunder and the assets of such entity for any amounts due or for the performance of any obligations in connection with this Agreement.
Indemnification:
You will indemnify the Laetus Parties from and against any and all claims, including third party claims, liabilities, and expenses including reasonable attorneys’ fees, resulting from any breach or alleged breach of this Agreement by you or your Members or your or their guests, invitees or pets or any of your or their actions or omissions, except to the extent a claim results from the gross negligence, willful misconduct or fraud of the Laetus Parties. You are responsible for the actions of all damages caused by all persons and pets that you, your Members or your or their guests invite to enter any of the Premises, including but not limited to any vendors hired by you that enter the Premises. You shall not make any settlement that requires a materially adverse act or admission by us or imposes any obligation upon any of the Laetus Parties unless you have first obtained our or the relevant Laetus Party’s written consent. None of the Laetus Parties shall be liable for any obligations arising out of a settlement made without its prior written consent.
Insurance:
You are responsible for maintaining, at your own expense and at all times during the Term, personal property insurance and commercial general liability insurance covering you and your Members for property loss and damage, injury to your Members and your Member’s guests or pets and prevention of or denial of use of or access to, all or part of the Premises in form and amount appropriate to your business. In addition, you are responsible for maintaining, at your own expense, and at all time, during the Term, workers – compensation, insurance, providing statutory benefits, in accordance with the law, and employers liability in an amount appropriate to your business. You will ensure that Laetus and property landlord Brussell Services, LLC shall each be named as additional insureds on your commercial general liability policy, and that all insurance policies, shall include a clause, stating that the insurer waives all rights of recovery, under subrogation or otherwise, you may have against Laetus and the landlord. You shall provide proof of insurance upon our request.
Third Party Services:
Services do not include, and we are not involved in or liable for, the provision of products or services by third parties (“Third Party Services”) that you may elect to purchase in connection with your Membership, including via the Laetus Services Store, even if they appear on your Laetus invoice. Third Party Services are provided solely by the applicable third party (“Third Party Service Providers”) and pursuant to separate arrangements between you and the applicable Third-Party Service Providers. These Third-Party Service Providers’ terms and conditions will control with respect to the relevant Third-Party Services. By adding a Member to the Member List, you are thereby authorizing that Member to access and use the Laetus Services Store in accordance with the terms of service available on our website.
Governing Law:
This Agreement and the transactions contemplated hereby shall be governed by and construed under the law of the State of Maryland, USA. And the United States without regard to conflicts of law’s provisions thereof and without regard to the United Nations Convention on Contracts for the International Sale of Goods.
Venue:
Except that either party may seek equitable or similar relief from any court of competent jurisdiction, any dispute, controversy or claim arising out of or in relation to this Agreement, or at law, or the breach, termination or invalidity of this Agreement, that cannot be settled amicably by agreement of the parties to this Agreement shall be finally settled in accordance with the arbitration rules of JAMS then in force, by one or more arbitrators appointed in accordance with said rules. The place of arbitration shall be Maryland, U.S.A.
Proceedings; Judgment:
The proceedings shall be confidential and in English. The award rendered shall be final and binding on both parties. Judgment on the award may be entered in any court of competent jurisdiction. In any action, suit or proceeding to enforce rights under this Agreement, the prevailing party shall be entitled to recover, in addition to any other relief awarded, the prevailing party’s reasonable attorneys’ fees and other fees, costs and expenses of every kind in connection with the action, suit or proceeding, any appeal or petition for review, the collection of any award or the enforcement of any order, as determined by the arbitrator (s) or court, as applicable. This Agreement shall be interpreted and construed in the English language, which is the language of the official text of this Agreement.
Any breach of this agreement will be grounds for event cancellation. By booking a space or services at SoHy Station, you are agreeing to all of these terms and conditions.
